Considering an HVAC Replacement Before Selling Your Home If you’re like the majority of homeowners, your home is your most valuable asset, and to get the most from it, you might want to think about replacing your HVAC when selling. The HVAC system delivers the comfort to make the indoor spaces livable year-round.

  • Provide buyer motivation. Summer cooling bills soar right along with the temperatures from May through October. A new HVAC system will help your home stand out from others.
  • Add value. While you may not get a 100 percent return on the investment, the home may sell faster with a partial replacement or completely new HVAC system. As a seller, HVAC upgrades also put you on more solid ground when negotiating the price with the buyer.
  • Reduce energy costs. Two years ago the U.S. Department of Energy raised the minimum energy efficiency requirements for air conditioners and heat pumps in the desert southwest. The SEER (seasonal energy efficiency ratio) ratings went from 10 to14 SEER, which results in substantially less energy consumption.

    Replacing your HVAC when selling with a high efficiency system translates to lower energy costs for the next owners, which is a strong selling point.

  • Provide a long warranty. Reputable HVAC manufacturers provide warranties for parts and labor that normally lasts for 10 years for the former and two years for the latter. Most of the time, the warranties are transferrable to the new home owner. Being able to count on years of warranty coverage for the HVAC system gives the buyers financial reassurance that they won’t be facing an expensive repair.

It might be possible to make a partial replacement for your existing system, but to see the improvements in energy use and system dependability, it often makes more sense to replace the entire unit. Replacing old ductwork that leaks extensively, is excessively dirty, or poorly designed is the exception to this rule.
