Setting a Routine HVAC Maintenance Schedule for Your System Can Eliminate Surprises

Setting a routine HVAC maintenance schedule (and sticking to it) is one of the most prudent things you can do as a homeowner. Having a regular inspection is one way to keep your units working well and to prevent small problems from becoming large ones. The best bet for having this schedule work to your advantage is to have each service performed at least a few weeks before you actually need to start using the equipment.

One way to easily remember this schedule is to have these your HVAC maintenance performed when daylight savings begins (usually around Easter) and when it ends (usually around Halloween).

Your inspection should include:

  • Thermostat settings: Check settings to confirm they’re working properly.
  • Electrical connections: Tighten and measure voltage and current on motors.
  • Lubrication: Lubricate all moving parts.
  • Drainage: Confirm that air conditioner and furnace/heat pump drains are not clogged.
  • Controls: Check controls for proper operation.

Air conditioning inspection should include:

  • Cleaning: Clean the coils on both the evaporator and air condenser. Heating inspection. Check the blower components for any items that may restrict airflow.
  • Refrigerant level: Check and fill the refrigerant levels if necessary.

Heating inspection should include:

  • Connections: Check all connections, including the fuel (gas or oil), fuel pressure, burner combustion and heat exchangers.

Items to do yourself:

  • Air filters: Inspect them and clean and/or replace them on a monthly basis on both your heating and air conditioning units. Dirty filters limit the efficiency of the unit, raise your energy costs and potentially damage the equipment.
